Welcome to the Canoe Pond Village Website

Canoe Pond Village is a community of 49 single family home properties/lots located next to Canoe Pond and Upper Mill Pond in Brewster, Massachusetts. 

We invite all residents of Canoe Pond Village to register for full access to this site. Here residents can learn about upcoming neighborhood events and get updates about the ponds and neighborhood projects. Residents who register will be able to receive neighborhood alerts, such as news about power outages or lost kayaks, and enjoy access to the neighborhood bulletin board.

This website is supported by the Canoe Pond Village Association (“CPVA” or the “Association”) for the benefit of the neighborhood. Founded in 1976, CPVA strives to provide a positive and mutually supportive environment that fosters good community relations.  The Association works to protect the natural beauty and scenic views of the Village, to support projects that increase the value of all properties in the Village for the mutual enjoyment and privacy of all current and future property owners, and to enforce the Rights and Restrictions that attach to each Village lot, regardless of membership in the Association.  (See Bylaws and Rights and Restrictions pages). 

Any person who currently owns one or more lots in Canoe Pond Village may join the Association. Membership in the Association is voluntary, though the obligation to adhere to the property Rights and Restrictions is not.  Currently, 96 percent of eligible property owners are members of the Canoe Pond Village Association.
